Marine Cooperative Apartments framed by mature trees

A Brooklyn cooperative since 1952

More than a building. A community shaped by the people who call it home.

Marine Cooperative Apartments is a self-managed, self-governing community at the meeting point of Marine Park and Flatlands—rooted in shared responsibility, neighborliness, and a lasting sense of home.

Our story

Built over time. Cared for together.

Since 1952, generations of residents and families have made their homes at 2239 Troy Avenue. Through changing seasons and changing times, the cooperative has remained grounded in a simple idea: a building becomes a true community when the people who live there take an active interest in its well-being.

That continuity can be felt throughout the property—in familiar faces, in neighbors who look out for one another, and in the steady care given to the building and its grounds.

Marine Cooperative Apartments is proudly self-managed and self-governing. Rather than feeling like tenants in someone else’s building, residents share in the life and direction of the cooperative. An elected board helps guide priorities, while the community’s everyday participation keeps the property personal, responsive, and connected.

It is a practical model, but also a human one: decisions made close to home, responsibilities shared, and a long-term interest in keeping the cooperative strong.

What guides us

The values behind the address.

Shared stewardship

We understand that caring for common spaces, resources, and long-term priorities protects both the property and the quality of life within it.

Neighborliness

A friendly greeting, a helping hand, and consideration for the people living nearby are small things that make a lasting community.

A voice in home

Self-governance gives residents a meaningful connection to the decisions, standards, and shared future of the cooperative.

A living landscape

Gardens tended with pride.

Our gardens are more than decoration. They reflect the patience and shared care that define cooperative life—softening the city streetscape, changing with the seasons, and offering residents and visitors a welcoming sense of arrival.

Like the building itself, they thrive because people notice, participate, and take pride in what belongs to everyone.

Cooperative living

A home—and a stake in its future.

In a housing cooperative, residents are shareholders in the corporation that owns the building. That structure creates a different relationship to home: individual apartments matter, but so do the shared spaces, collective responsibilities, and long-term health of the property.

For Marine Cooperative Apartments, cooperative living means balancing privacy with participation. Residents can enjoy their own homes while remaining connected to a larger community built on respect, communication, and common purpose.
